There are few things in life that are as joyful and as satisfying as buying your very own home. However, sometimes finding that right home is not so easy. A good starting point it to make a "Home Buyer's Checklist", simply write down all the things that are most important to you when choosing a new home. If, like most people, you are buying a home together with your spouse or another family member, this can be a particularly worthwhile exercise. You may be surprised to learn that your partner has quite a different wish list than you do. Make sure you are both in agreement on your criteria before you start viewing properties.

Once you have your preliminary list prepared, sort the various features into "must have" items versus those that are "preferred". For example, one of your priorities may be a large private backyard. The "must have" column would include a large backyard, since this is something you cannot change after you buy the property. Your "preferred" column might include a privacy fence, or such added features as a garden, patio, or even a pool. Sorting out your "must have" list will help keep your home search focused in the right direction.

After you have completed your "Home Buyer's Checklist", your first step is to review it with one of our real estate professionals. We can review your list and advise you whether your expectations are realistic for your price range, and also offer helpful suggestions you may not have considered. Do not be shy, talk frankly about what you like and don't like. We want to show you homes that meet your criteria. Then we can arrange appointments for viewing only the properties that meet your criteria. Be specific, do not get distracted by bad decorating or clutter. Focus your attention on room sizes, floor plan and overall condition of the home.

While choosing a home is often as much a matter of the heart as it is a rational decision, keeping a checklist can help you evaluate whether a property is really right for you, or help determine what you have to spend to make it that way.
